A small parcel of land in SS19/7, long used as a private parking area, is poised for a broader commercial future under the Draft Local Plan Subang Jaya 2035 (Amendment 1). The proposal, highlighted in the amendment papers now on public display, keeps the site’s commercial zoning but removes its current limitation as a designated private vehicle parking area.
According to the amendment document, the current plot ratio of one to four stays unchanged. What changes is the flexibility. Instead of being tied to use as a private parking facility, the land may now host general commercial activities, subject to standard planning requirements and the city council’s review at the development stage.
Several conditions accompany the proposed change. Any future development must include improvements to the existing road system. The site currently lacks basic utilities — sewerage, water supply and electricity — which means developers will need to put these in place. No new public or recreational facilities are planned as part of the amendment. Parking requirements, however, remain strict, with the council insisting that on-site parking must meet the number needed to support whatever commercial activity is approved.
The amendment notes that the proposal received support during the Focus Group Discussion session held earlier by the Subang Jaya City Council.
Residents who wish to review or comment on the proposed change may do so during the public participation period for the Draft Local Plan Subang Jaya 2035 (Amendment 1), which runs throughout December.
